Downs Solicitors engaged us to transform a Grade II listed retail unit into a functional commercial office space, seamlessly integrating with their adjacent building.

The brief was to create a client-facing environment with multi-functional meeting areas and informal workspaces, all while ensuring minimal disruption as the tenant remained in occupation.

Commercial office conversion

The project involved stripping out existing shop fittings, services, and flooring, along with structural alterations to doorways and the installation of a movable wall for flexible use. During the works, base-build asbestos was discovered and safely removed through a licensed process, ensuring full compliance with health and safety regulations.

Meeting rooms were designed with sound attenuation, incorporating double-glazed partitions with integral blinds for privacy. A full M&E upgrade was completed, including a new distribution board, LED lighting throughout, and power and data installations for reception and meeting rooms. Independent heating and cooling systems were installed for optimal climate control. Flooring solutions were selected for both practicality and aesthetics, featuring acoustic vinyl, carpet tiles, and LVT in key areas.

The space was completed with a DDA compliant reception desk, waiting area seating, and a multi-functional boardroom table and chairs, creating a professional yet welcoming environment.
